An AI receptionist for property managers and strata

Tenants and owners call about everything, and the urgent ones can't wait for Monday. Our AI receptionist answers, logs maintenance with the details your trades need, and puts genuine emergencies through to whoever's on call.

  • Logs maintenance with the address, the problem and how bad it is
  • Sorts emergencies from routine jobs, using your list
  • Books viewings and inspections into times you open
  • Answers the common questions tenants and owners ask

Sound familiar?

The calls you're missing

  • People booking a viewing
  • Owners and lot owners chasing an update

Step by step

What happens on a call

  1. Calls you can't take, after hours included, forward to the receptionist.
  2. It gets the property address, what's wrong and how bad it is.
  3. Emergencies on your list go straight to whoever is on call.
  4. Routine jobs are logged and sent to your team or your maintenance system, and the caller gets a text saying what happens next.

Where it stops

What it won't do

  • It won't approve repairs or spend money. It logs them for you.
  • It doesn't discuss arrears or disputes. Those go to your team.
  • What counts as urgent follows your list, which we set up with you.

Your systems

Works with what you've got

Agencies and strata managers run on systems like PropertyMe, Console Cloud or StrataMax. We check on the free call what yours lets other apps do. If it can't take jobs directly, the receptionist sends them to the inbox your team already works from.

How it starts

A paid pilot, then we run it

A free 30-minute call first, to see whether it's worth doing. Then a paid pilot with a fixed quote: half upfront, half when it's live, and live in 14 days or your setup fee back. Once it's doing its job, we keep it running monthly and tune it as you go.

Client work

One job first, then we kept it running

A voice-coaching studio in Australia started with one fixed-quote job. We now look after their bookings, reminders and enquiries month to month. The write-up says what we fixed, what changed and what we haven't measured yet.

Questions

Common questions

Can it tell a real emergency from a routine job?
It follows your list. You tell it what counts, for example burst pipes, no power or a door that won't lock, and those go straight to whoever is on call. Everything else is logged for the morning.
Does it work for strata as well as rentals?
Yes. For strata it can log common-property issues and take messages for the manager, and you decide what it says about levies and meetings.
Can it book viewings?
Yes, into the times you open, with a text to the caller to confirm.
Do I keep my phone number?
Yes. Calls you don't answer are forwarded to the receptionist, so customers keep ringing the number they already know. We check how your phone provider handles forwarding on the free call.
Will it annoy my customers?
It keeps calls short and sticks to what you've approved. You choose what it says and when it hands over to a person, and you hear it on test calls before it takes a real one.

How we work with you

The answers people ask for before they book: cost, timeline, ownership, and what happens when something breaks.

What does it cost?
The first call is free: 30 minutes, no charge and no obligation. Most work starts with a paid pilot on one job, quoted in writing on fixed scope before anything starts: half upfront, half when it's live, and live in 14 days or your setup fee back. Keeping it running after that is a monthly fee, also quoted up front. Website fixes and rebuilds are quoted the same way. There is no hourly billing.
How long does it take from first contact to go-live?
The first call is usually booked within a few days. A first setup is live within 14 days of the quote being agreed and access to your accounts, or your setup fee comes back. Larger automation systems take 4–8 weeks, and a website rebuild 2–5 weeks depending on the number of pages. You get dated milestones in writing before work starts.
What happens after launch? Do you keep running it, or do I take over?
Both. You own it: everything runs in your accounts, on your keys, and you get the logins and the instructions. For systems that answer calls and chase work, we keep them running monthly after the pilot, so you don't have to babysit them. Nothing is locked to us.
If something breaks or needs a tweak, how is that handled and at what cost?
Anything we built that breaks is fixed free for 30 days after handover. After that, systems we keep running are looked after as part of the monthly service, and one-off fixes to anything else are quoted per job. New work is quoted as a new fixed-scope job.
How much of my time does this take?
About two hours in total: one 30-minute call, giving us access to the tools involved, and one review round before go-live. We do the rest.
What proof do you have that this works?
Real client work, written up on this site with what was built and what changed: Australian Power (WhatsApp quote automation), Second to None (painting and renovation ops), Invest With Alison (financial-education funnel), and a voice-coaching studio we have run month to month since the first job. Where a result was not measured, the write-up says so.
